Andrew Beadnall — Founder

Andrew Beadnall has nearly 40 years of property market insight
in the Yorkshire area and holds an exemplary track record in the industry.

Having founded Beadnall Copley in 1992 he remains completely hands-on in every aspect of the business.

When he is not at the office Andrew likes to head to Whitby for fish and chips and a walk on the beach. If not there he is most likely to be found at the Fox and Hounds pub in Walton, formerly owned by his late father and celebrated as one of the best pubs in Yorkshire.


Daryll Digpal — Managing Director

Daryll Digpal holds almost a decade at Beadnall Copley under his belt and is without doubt one of the best in the business.

In 2013 Daryll was shortlisted as one of the Top Ten Best Valuers in the country by The Sunday Times Estate Agency Awards. A commendation which only further supports our confidence in the quality of service Daryll is able to provide.

Daryll is a born and raised Yorkshire boy having grown up on the outskirts
of Leeds, however, he can now be found in the slightly more rural location of East Keswick. Daryll has fully embraced his newly found countryside
lifestyle and is the proud owner of several rescued battery hens. As a keen fitness fanatic Daryll is most likely to be found at the gym when he is not
at the offices.

The fully Managed Service offers landlords a comprehensive, end-to-end service consisting of the following:

  • A free rental appraisal giving advice on the current lettings market and the rent you can expect to achieve. With over twenty years of property market insight we are able to offer highly accurate valuations for all of our landlords.
  • Advice on how to present your property in its best light
  • A full inventory, including carpets, floor coverings, curtains, appliances, light fittings and decor, and where appropriate, furniture. This may include photographic evidence. This schedule of condition forms part of our checking-in and checking-out procedure to ensure your investment is well managed
  • Accompanied viewings with prospective tenants if required, with a prompt feedback service
  • Creating and running a bespoke marketing campaign to promote your property. This may include advertising in the Ackrill group of newspapers, independent property websites such as Zoopla, Rightmove and PrimeLocation, and most importantly your property will be displayed across the three Beadnall Copley showrooms
  • Drawing up and progressing Tenancy Agreements, including carrying out comprehensive credit checks
  • Advice on the safety regulations you need to adhere to as well as organising the required gas and electrical safety checks on your behalf. Including the necessary statutory reports, such as the Energy Performance Certificate
  • Checking the tenants into the property and ensuring standing orders are set up to your designated bank account
  • A full energy switch over service offered free of charge to all tenants
  • Rent collection on your behalf, including sending you a monthly statement detailing income and any expenditure, plus an annual statement at the end of the financial year for your tax records. Rental deposits will be held in the government-approved account scheme – DPS.
  • Periodic inspections of the property by our highly trained personnel, including mid-contract term visits and supplying progress reports to keep you informed
  • Managing all enquiries from tenants, and where necessary, organising repairs, with your consent, from an in-house database of qualified tradesmen with whom we negotiate competitive rates
  • Handling negotiations for rental extensions and renewals to the tenancy agreement. As soon as we receive notice from the tenants, we immediately market the property for re-letting
  • At the end of the agreement, we carry out a rigorous checking-out procedure to ensure the property has been maintained to a satisfactory standard. If any areas need attention, other than general fair wear and tear, we obtain the costs from the tenant deducting the amount from the original deposit
Let Only
  

Finding good calibre, low-risk tenants is vital for every successful property let. Our Let Only service offers landlords peace of mind and saves the time and associated cost of finding suitable tenants. 

This service includes:

  • A free rental appraisal giving advice on the current lettings market and the rent you can expect to achieve.
  • Drawing up and progressing Tenancy Agreements, including carrying out comprehensive credit checks
  • Advice on the safety regulations you need to adhere to, as well as organising the required gas and electrical safety checks on your behalf, plus statutory reports needed, such as the Energy Performance Certificate.
  • Checking the tenants into the property and ensuring standing orders are set up to your designated bank account
  • Advice on how to present your property in its best light.
